For those thinking of buying land and building in Seferihisar: how to read the zoning status, what each area offers, and what determines the cost per square metre.

With its Cittaslow identity, the Sığacık and Akarca coast and a 45-minute drive to central İzmir, Seferihisar has become one of the most popular districts for both summer and permanent homes. If you are considering buying land and building, five things will shape your decision.

1. Zoning status: the real value of the land

Two plots on the same street can differ greatly in value. What matters is the zoning status: residential or protected agricultural land; how many storeys, what floor area ratio, what setbacks. Obtain a current zoning certificate from the municipality before buying; never accept "zoned for building" without the document.

2. Ground and slope

Near the coast in Seferihisar there are alluvial and fill soils; on the hillsides, rock and sloping plots. Soft ground raises foundation costs, slope raises retaining wall and excavation costs. No budget can be made without a soil survey.

3. Infrastructure

Water, electricity, sewerage and road frontage. Bringing these services to a plot without them can sometimes cost as much as the land itself. Without sewerage a septic tank is required, with the associated loss of space.

4. Location and intended use

5. What determines the cost?

The largest shares of construction cost per square metre are, in order: structural system and foundations, finishing works and material class, facade and insulation, mechanical and electrical installations. On top come design, permit, building inspection and fees. A firm figure can only be given after the land is seen and a preliminary design is made; square-metre prices quoted over the phone are misleading.
