Pre-season maintenance checklist for summer houses in Seferihisar

Damp, plumbing and roof problems build up in summer houses left empty over winter. 10 points to check before the season opens.
Summer houses around Seferihisar, Sığacık and Ürkmez stay closed for most of the year. Sea air, winter rain and unused plumbing leave small but accumulating problems every season. We recommend these checks in April and May.
Exterior and roof
- Slipped, broken or mossy roof tiles; blocked gutters and downpipes
- Waterproofing on terraces and balconies; cracks at corners and expansion joints
- Blistering and salt stains on facade paint; salty air wears paint out in 2-3 years by the sea
- Corrosion on iron railings and gates
Interior
- Damp and mould at the base of walls and behind cabinets; open the ventilation and check
- Yellowing on the ceiling means a leak in the roof or terrace above
- Swollen timber joinery, hardened seals on PVC windows
Plumbing and electrics
- Close all taps before opening the water meter; if the meter turns there is a hidden leak
- Odour from dried traps and drains; run all of them for a few minutes
- Safety valves on water heaters; the test button of the residual current device
- Frost cracks in garden irrigation lines
Garden and boundary walls
- New cracks or bulging in retaining and garden walls; winter rain moves the ground
- The effect of tree roots on paving and pipe runs
